No New Sewer Hook-Ups At Arrowhead Lake

Bad news if you haven't received a sewer hook up permit for your property in the Arrowhead Lake community yet: No new sewer permits will be issued until the the sewer company satisfies the DEP and gets their proper permitting in place. The Administration Office at Arrowhead Lake did not sound interested in divulging many details when I called them today, but I am going to go out on a limb and say that it has to do with the recent expansion of the sewer service area that the community had undertaken in the last several years. You may or may not know that they had been offering sewer tie-in rebate incentives to spur applications and, I assume, revenue. Now it could be a year before things are squared away, the permit moratorium is lifted and lot owners are able to hook in.

I found a few more details on another real estate blog but have not confirmed any of it. I recommend that potential lot purchasers and affected property owners contact the Arrowhead Lake Administration Office to find out exactly where they stand with all this. Obviously those trying to sell property or considering a new build in this Pocono Lake community will be most put out.

Ok, I may be a tad late to the party here, but did you see the August issue of Better Homes and Gardens Magazine? Page 16 of the 'Better By Design' section of the magazine has Arrowhead Lake/Pocono Mountains, Pennsylvania, listed as one of 5 Up and Coming vacation home hot spots. Schweet!!

Arrowhead was listed, along with Gatlinburg, TN, Cody, WY, and others, as a still-affordable, low profile market. This is as opposed to the 'Biggies' like Cape Cod, Lake Tahoe and Chincoteague Island, which were listed as Tried and True and where I don't even want to try to guess what you'd pay for a vacation home. (Kind of like buying a place at the Jersey Shore where prices can seem intimidating. Come to the Poconos, we are within reach, geographically AND financially!)

So, you no longer have to take my word for it. Arrowhead is the place to be. BH & G says so!

The North Lake Tells A Different Story

A drive by either of the two beaches on North Arrowhead Lake might be disappointing and even alarming to some. The water level is extremely low, with a few shallow pools of water here and there as the only evidence of it's past aquatic glory. Vegetation is starting to take hold in places and the area looks barren and bleak.

What's Going On?

An article in the Autumn 2008 Edition of Smoke Signals, Arrowhead Lake's community newspaper, has a detailed explanation of the recent issues plaguing the North Lake. Apparently there was some work on the dam that needed to be done. Specifically, the outlet structure, known as the North Lake Tower, had issues at the water line that required repair.

The Community obtained permit approval for this work in the fall of 2007 and began construction immediately. The water level of the lake was drawn down, leaving ponds of varying sizes in place in order to sustain the fish population while the work was being done. The Arrowhead Lake Board of Directors, according to the article, diligently sought advice from not only construction experts but also environmental experts, which included their lake management company and the process seems to have been very well planned and thought out.

Now We Wait For Snow

The article goes on to describe the trials and tribulations that were experienced during the process of repairing the Tower until the Department of Environmental Protection gave their blessing to refill the lake in April of 2008. The Homeowners' Association proceeded to do everything it could to fill the lake for the summer season, but fish spawning season and a rather dry stretch of weather hampered those efforts by making it impossible to draw water from the main lake to help bring the North Lake up to better levels.

With some significant precipitation this fall and a healthy range of snowfall this winter, the Arrowhead Lake community hopes that the North Arrowhead Lake will return to its normal water depth and once again offer its residents and guests "exceptional fishing and recreational activities."
